What other projects are coming up or completed in the area around this township?

Within half a kilometer of Ivy Estate site, we have the following major projects:

  • Bhavishya Metro City: It is a 75 acre township project - the largest in Bhopal. It has smaller plots, for a different lifestyle segment. The project is in advanced stage of completion.
  • Ring Park: It is a 25 acre township project. The project is in advanced stage of completion.
  • SPARTA College, Bagulamukhi College
  • Atal Behari Hindi University: Land allocated by the government.

In addition, there are multiple small projects approved in the vicinity. Within 3 km radius, there are many more projects. It is also expected that the nearby Railway Station at Sukhi Sewaniya will be upgraded to a major station as it is just 11 km from Bhopal Main Station and lies on Main Railway Route.

The four lane ring road was completed 2 years back. Further, more four lanes are expected in 3 to 4 years – one going to Berasia and one to Vidisha. By 2020 we expect this area to completely urbanize with our property being one of the the most valuable buys in the City.

What is the project area and how many plots are there?

Ivy Estate Phase 1 is on 10 acres, with 49% area allocated for common facilities and greens, and 51% area for plots (compared to over 60% area for plots in most layouts).

Our project places emphasis on green development and spacious living by allocating 49% of total area. This translates into more space and better lifestyle for our plot owners. There are total 125 available plots of varying sizes upto 2400 sft. Please see Features page for more details.

What are the security arrangements for the site?

Ivy Estate will be a gated community with 24×7 Security Guards at the entrance gate, and there will be a Facility management team that will manage the Security, Club house and amenities and maintenance services.

What is the plan for providing water supply to the plots?

As per the T&CP Norms, the pipelines within the layout shall be laid in advance. Normally it takes 3 to 4 years for the municipal corporation to lay water lines in new areas. In the interim, the primary source of Water shall be ground water and secondary will be the Sukhi Sewaiyan Nagar Palika supply. In addition, we are building rain harvesting capability.

What is the plan for sewage disposal from the plots?

As per the T&CP Norms, the sewage pipelines within the layout shall be laid, along with Sewage treatment plant and disposal mechanism. It shall be independently functional. Normally it takes 3 to 4 years for the municipal corporation to lay sewage lines in new areas, and connect to the Township system.

How far is the nearest Bank/ATM (as of today), main Railway Station, Airport, Large Hospitals, etc?

Please see the Location page. It has various details with the map. The nearest Bank is 1.5 km, Bhopal Main Railway station is about 11 km (15 mins drive), Airport is 12 km (10-15 min drive on 4 lane road). The two largest hospitals in Bhopal -- Bhopal Memorial Hospital and People's Hospital -- are 6 km (10 mins drive), which is same distance as the two largest Shopping places/Malls in Bhopal – Bharti Bestprice, and People's Mall.

The scenic outing place with M.P Tourism Water sports and wildlife, the Halali Dam is 18 kms away (20 mins drive), while Boating club on Upper lake is 14 kms away (20 mins drive).

What is the annual maintenance fee for the plots?

There will be no Maintenance Fee till March 31st, 2022, or transfer to Society whichever is earlier and desired by the society of Owners. This will cover: Security personnel costs, Office costs, Maintenance of common facilities. It will cover any repair work required to be done on roads due to home construction also.

Once the layout is complete, we will be legally bound to transfer the maintenance to the society formed by the owners. Thereafter, we estimate that under the Owners' Society maintenance, the annual maintenance fee should be around Rs. 5000 per plot per annum, at current rates.

Will there by any help for reselling my plot?

Yes, we will help you in reselling the plot. The site office will register all plot buying and selling requests, and we will connect interest parties for further discussion. When a plot is for sale, we will also inform other plot owners about it, in case they are interested in buying it because it is common for existing plot owners to buy other plots on sale. The site office shall handle all future plot sales/ house rentals and associated paper work.

Is Bank Finance available?

The banks finance T&CP approved Plots. Plots are financed upto 80%, depending upon your bank. Now-a-days, all banks finance in any location depending upon the relationship with the customer. From our side, we shall provide all documents to your bank.

Our banker is Punjab National Bank (PNB) and we can request the bank to take up your loan request.

Is there any specific condition or time limit to construct a house on the plot?

There is no condition for building/constructing within a specified time. Such condition usually comes in housing societies where the land has been offered with some form of subsidy or allotted by government, which is not our case.

Can you help in the house construction?

Yes. We (implying our Developer firm) can construct as per the architecture provided, with the standard practice of cost, timeline and material agreements upfront. In fact, this will save you 10-15% costs, and also allow own designs and better quality.

The process of evaluating shall be simple. Once you have the design approved by your Architect, we shall jointly decide the material for each part. Thereafter, we shall give you an estimate for the construction project both in Fixed price or Time and Material method. Thereafter, one can decide to give the project to us or to another Developer.
